Would you sell your house under these cirstances?

I happened to be talking to a woman that said her son buys houses for cash, fixes them up a little and re-sells them. She wanted to know if I would sell her son my house, but no real estate agents or lawyers can be involved. Should I be wary of this guy? I think at least an attorney has to be involved to be sure everything is legal and the proper papers are filled out and filed.
